Operating Expense Management: Help prepare operating budgets; monitor controllable expenses; review invoices; manage service contracts; evaluate vendor pricing; and identify practical opportunities to reduce long‑term operating costs without deferring necessary maintenance. Property Condition & Inspections: Establish a consistent inspection program; track deferred maintenance; monitor major building components; document corrective actions; and ensure properties are maintained to company standards. Capital Projects: Help define project scopes, obtain competitive proposals, coordinate contractors, track schedules and costs, inspect completed work, and maintain project documentation and warranties. People & Vendors: Supervise maintenance or property‑operations personnel as assigned, hold vendors accountable for quality and timeliness, and maintain dependable contractor relationships across the portfolio.
